The aim of this project was to transform an existing family home, creating a more functional, connected and contemporary space while retaining the character of the original property.

The proposed ground floor reconfiguration will improve the flow throughout the home, bringing together an open-plan kitchen, dining and living space designed for everyday family life and entertaining. A utility and boot room, WC and carefully considered storage will provide the practical elements needed to keep the main living spaces feeling calm and uncluttered.

The connection to the rear garden is also an important part of the design, creating a more seamless transition between the interior and exterior and making better use of the garden throughout the year. Alongside the open-plan family space, the plans will retain a more formal reception room, providing flexibility for different ways of living.

Upstairs, the proposals will create a generous master bedroom suite with a dressing room and shower room, alongside a new family bathroom and two further bedrooms. A third bedroom will be retained within the existing rear outrigger, accessed from the half landing.

The project also explores the potential to make better use of the existing loft, with the ambition of creating two additional bedrooms and a bathroom.

As well as rethinking the layout, the property requires significant remedial and upgrading works. These include a new roof, full electrical rewire, damp works, window repairs and replacement, new heating and hot water systems, and decoration throughout.

At this early stage, we are exploring a range of options for the property, considering how the available space can work harder for the family while balancing design ambitions, practicality and budget. The next stage will help establish the potential approaches and provide ballpark costings, allowing the clients to make an informed decision about the direction they want to take.
